Realtor Partners: Building Move-Out and Pre-Listing Work for a Carpet Cleaning Business
Every house that goes on the market and every house that changes hands has carpet in it. Sellers want it clean for listing photos and showings. Buyers want it clean before they move in. Tenants want it clean to wrap up their move-out. Realtors are in the middle of all of it, and a carpet cleaner they can count on becomes part of their standard to-do list.
Partners Are Referrals That Repeat
Homeowner referrals are covered in Turning Happy Carpet Cleaning Customers Into Referrals. A realtor partner is a referral source that sends work again and again, as long as you make their job easier.
Realtors care about a few things: speed, reliability, communication and not having to think about it. They are juggling inspections, photographers, stagers and nervous clients. A carpet cleaner who answers fast, shows up when promised and sends a short update when the job is done is a carpet cleaner they will call again.
What Realtor Work Looks Like
- Pre-listing cleanings. The seller is still living there or just moved out. The goal is fresh carpet for photos and showings. Timing matters, because the photographer is booked.
- Move-out cleanings. An empty house, often on a tight deadline before closing or a walkthrough.
- Move-in cleanings. The buyer wants it done before the furniture arrives.
- Rental turnovers. Some agents also manage rentals, which can lead to property manager work.
Empty houses are often faster to clean because there is no furniture to move, but access is different. You may be working from a lockbox code, and nobody is there for the walk-through.
Making It Easy for Agents
The easier you make it, the more often they call. A few practical habits:
- Quote fast. An agent wants a number the same day. Use estimate templates for common jobs like an empty three-bedroom with hallway and stairs. Estimates are built from your service list and can be priced off the property's square feet or rooms. The customer approves online, and the approved estimate becomes the scheduled job.
- Hold a few move-out slots. Leave room on the calendar for rush jobs if realtor work is a big part of your business.
- Record access carefully. Lockbox codes, the time the house is free, where to park and where to run the hose go in the access notes on the job, so the tech has them.
- Send proof. Before-and-after photos taken in the tech app stay with the job. The final checklist records the rooms cleaned, any stains that did not come out and a note, which you can pass along to the agent.
Who Is the Customer?
With realtor work, the person who calls is not always the person who pays. Sometimes the agent pays and bills it back. Sometimes the seller pays. Sometimes it comes out at closing. Decide up front, and set the client and address so the invoice goes to the right place.
In CarpetBossPro, one client can have many addresses. An agent who pays for cleanings on several listings can be one client with each listing as an address, so their history stays together. If the seller pays, make the seller the client and use a tag or custom field to record the agent who sent them. Card on file or online payment through the customer app gets you paid without waiting on paperwork.
Tracking Your Realtor Partners
Use tags or custom fields to mark every job that came from a realtor and which agent sent it. Over time, you can see which agents send the most work and which ones only call once a year. Thank the good ones: a holiday card, a quick text when you clean one of their listings, or a coffee. Keep it simple and personal.
Also tag the buyers. A buyer who met you through a move-in cleaning is a homeowner now, and they will need carpet cleaning again. Put them on a yearly cleaning so they come due on the Waiting List, and they become a regular customer of their own.
Finding Realtor Partners
Start with agents you already know or whose listings you have cleaned. Drop off a simple card with your services and your phone number. Offer to clean one listing so they can see the work. Answer every agent call quickly, because speed is the thing they remember. Property managers work in a similar way but with steady turnover, covered next in Property Manager Accounts: Turnover Carpet Cleaning on One Monthly Statement.
