One Van on Homes, One on Offices After Hours: Splitting Residential and Commercial Carpet Routes

Residential and commercial carpet cleaning are almost different businesses. Homes want daytime appointments, a friendly walk-through and attention to the dog. Offices want the work done after everyone goes home, with a key or alarm code, and the carpet dry by morning. Trying to run both from one van on one schedule usually means doing neither well.

Many carpet cleaning companies with two vans end up in the same place: one van on homes during the day, one on offices after hours.

Why the Split Works

The last guide, Same-Day Spill and Pet Emergencies: Fitting Urgent Carpet Cleaning Jobs Into a Full Day, was about handling the unexpected. Splitting vans by type of work is about making the expected run smoothly.

Setting It Up on the Dispatch Board

In CarpetBossPro, every job is assigned to a van and a day on the Scheduled List, which works as your dispatch board. Assign residential jobs to the residential van and commercial jobs to the commercial van. Filter the board by van and each one shows its own day, its own route order and its own jobs.

Techs log in with the company login and a personal PIN, and each one sees only their own jobs in route order on the phone. The after-hours tech never sees the morning residential jobs, and the day tech never sees the night's office list.

Saved views make the split easy to live with. Keep one saved view for the residential van, one for the commercial van, and one for the full week. Saved views are covered in Saved Views on the Carpet Cleaning Dispatch Board.

Routing Each Van Differently

The two vans often route differently too. The residential van might auto-route Closest First to get the first customer started early, then move a few customers by hand for their time needs. The commercial van might route by building hours: offices that close earliest first, then the ones that close later.

Both orders show on the tech's phone, with navigation and the job details on each card.

Access Notes Matter More After Hours

When nobody is there to open the door, the access notes are everything. Commercial addresses in CarpetBossPro carry the same access notes as homes: where to park the van, where to run the hose, and any codes or instructions. A good after-hours note covers:

Keep these on the address, not in a group text. They show up every time the office is on the route.

When the Split Bends

A strict split is not always possible. A busy holiday season can put both vans on homes for a few weeks. A big commercial project can pull the residential van into an evening. The dispatch board handles that: assign the jobs to whichever van is doing them that day, and each tech's phone shows the change. The split is a default, not a rule.

One-van companies can run a version of the same thing: homes during the day, a couple of evening office jobs a week. It is the same board, with commercial jobs on evenings.

Billing the Two Sides

Residential customers usually pay when the job is done. The tech taps Complete, the invoice is created, and the card on file can be charged. Commercial clients, especially an office building, apartment complex or property manager with several addresses, are often set to Monthly. They get one statement each month covering every address, with each line labeled by address. That keeps the commercial van's work out of the way of residential billing.

Two Vans, One Board

The split gives each side of the business the hours, crew and setup it needs, while the office still sees everything on one board.
