Move-Out Carpet Cleanings on a Deadline: Scheduling Before the Walk-Through

Move-out cleanings are a different kind of job. The customer is usually stressed, the house is either empty or full of boxes, and there is a hard deadline: a landlord walk-through, a property manager inspection, or the next tenant's move-in. Miss it and the customer may lose part of their deposit, and you lose any chance of a referral.

Scheduling move-outs well comes down to one habit: work back from the deadline, not forward from the next open slot.

Deadlines Come First

The previous guide, Scheduling After-Hours Commercial Carpet Cleaning for Offices and Apartments, touched on apartment turnovers. Move-outs for individual renters and sellers follow the same logic, with a deadline that matters to the customer personally.

When the call comes in, ask first: when is the walk-through, the inspection or the move-in? Write that date and time on the job. Then pick a day that leaves room before it.

Questions to Ask

• When is the deadline, and who is doing the walk-through?
• Will the house be empty, or will furniture still be there?
• Will the customer be there, or will they leave a key or lockbox?
• Are there pet stains or odors the landlord will be looking for?
• Is it the whole house, or only certain rooms?

Leave Room Before the Deadline

Do not schedule a move-out for the morning of the walk-through if you can help it. Carpet needs time to dry, and a landlord walking across damp carpet is not a good look. Give it a day if the timing allows.

Leaving room also protects you from the things that go wrong on move-outs: the movers run late and the furniture is still there, the power is off, the key is not in the lockbox, or the pet stains turn out to be worse than described. If the cleaning is two days before the deadline, there is time to come back.

Empty Houses Fit Anywhere in the Day

One upside of move-outs: an empty house does not need the customer home, does not need small furniture moved, and often can be done at any time of day. That makes move-outs a good fit for gaps in a route. If a van has a free slot in the afternoon in the right area, an empty move-out can fill it.

Put the move-out on the dispatch board for the van and day, and if it has a time constraint, move it by hand to the right spot in the route after auto-routing. Access notes like “Lockbox on front door, code in notes, leave key inside on counter” show on the tech's card.

Proof for the Walk-Through

Move-out customers often need to show their landlord the carpet was professionally cleaned. CarpetBossPro gives them that:

Move-Outs and Busy Season

Move-outs cluster at the end of the month and in the summer, when many leases turn over. Watch for that on the dispatch board and keep some room on the last few days of the month.
